The affluent location is ever improving, multiple nationals require space in the town and this will start moving rents overtime allowing for both rental and capital growth.
The location will be enhanced further with the revitalisation of Alcester Road through such projects as the new boutique bar/hotel located in the former HSBC bank next door and Prezzo opening in 91A Alcester road. The acquisition was bought for £1,300,000 which reflected a net initial yield of 5.00%.

Project Detail

The building was formerly two units which the vendor had knocked into one and extending at the rear. Once completed the unit was circa 3,200 sq ft on ground floor which is an ideal trading platform for a national A3 operator.

The vendor had signed agreement for lease with Pizza Express to take a new 25 year lease with a tenant’s only break option at the 15th year anniversary of the lease. The rent was £70,000 per annum. The lease is full repair and insuring.
